HOA/ Multi-Family Replacement

Tri-Plex Painting understands the importance of professionalism, communication, and organization when performing siding and trim replacement in HOA and multi-family communities. Our team works closely with property managers and board members to coordinate schedules, review replacement areas, and provide advance notices to residents before work begins. We take care to keep work areas clean, minimize disruption to homeowners, and complete siding, trim, fascia, and soffit replacement efficiently while maintaining the appearance and integrity of the community throughout the project.

Soffit and Trim Replacement

Soffits are one of the most common exterior areas affected by moisture intrusion and poor ventilation. When water becomes trapped behind the paint or material, soffits can begin to rot, sag, soften, and develop bubbling or peeling paint over time. If left untreated, damaged soffits can allow additional moisture into the roofline and create larger exterior maintenance issues. At Tri-Plex Painting, we inspect and replace deteriorated soffits, repair affected areas, and properly prepare the new surfaces to help improve durability, appearance, and long-term protection for your property.

Exterior Siding, Trim & Soffit Replacement: When Is It Necessary?

Tri-Plex Painting provides professional exterior siding, trim, fascia, and soffit replacement for homeowners, HOA communities, and multi-family properties throughout Denver, Littleton, Highlands Ranch, Lakewood, Morrison, and the surrounding Metro area. With over 37 years of experience, our team understands how Colorado's changing weather conditions can affect exterior wood surfaces and when replacement may be a better option than extensive preparation and repainting.

During our exterior painting and carpentry walkthroughs, we carefully inspect siding, window trim, fascia boards, soffits, corner boards, and other exterior components for signs of deterioration. Common issues include water damage, wood rot, swelling, splitting, peeling paint, insect damage, and deterioration caused by squirrels, birds, or other animals. We also look for failing caulk, exposed wood, and areas where moisture may be entering behind the siding or trim.

Not every damaged surface needs to be replaced. In many cases, existing siding and trim can be properly prepared by scraping, sanding, caulking, priming, and repainting. However, when wood becomes soft, swollen, severely cracked, or structurally deteriorated, additional preparation may only provide a temporary improvement. Replacing damaged siding or trim can provide a more reliable surface for new paint and help prevent further deterioration.

At Tri-Plex Painting, we take a practical approach to exterior wood repair and replacement. Rather than automatically recommending an entire side of a home or building be replaced, we evaluate whether individual siding boards, fascia sections, soffit panels, or window trim can be replaced while preserving the surrounding materials. This can help homeowners and HOA communities control costs without overlooking necessary repairs.

Our team performs siding and trim replacement as part of residential exterior painting and larger HOA painting projects. We work with a variety of exterior materials, including engineered wood siding, textured lap siding, wood trim, composite trim, and other appropriate replacement products. When possible, we match the existing dimensions, profile, and texture to maintain a consistent appearance across the property.

For HOA and multi-family communities, we understand the importance of identifying exterior carpentry repairs before painting begins. We work with property managers and board members to review damaged areas, discuss replacement recommendations, coordinate scheduling, and develop a clear scope of work. Addressing deteriorated siding, fascia, and soffits before repainting helps create a sound foundation for the new coating and reduces the likelihood of premature paint failure.

Whether you're a homeowner noticing swollen siding near a window or a property manager planning a community-wide exterior repaint, Tri-Plex Painting can help determine which surfaces need replacement and which can be properly prepared and painted.

Board and Batten Siding

Board and batten siding replacement is a common exterior repair service for homes, HOA communities, and multi-family properties throughout Colorado. Because board and batten siding features vertical seams and exposed trim pieces, these areas are especially vulnerable to moisture intrusion, wood rot, peeling paint, swelling, and exterior deterioration over time. Colorado’s intense sun exposure, snow, freezing temperatures, and constant expansion and contraction can cause boards and battens to crack, separate, warp, or fail if not properly maintained. At Tri-Plex Painting, we inspect board and batten siding for signs of rotten wood, failing caulking, moisture damage, and deteriorated exterior paint conditions before recommending repairs or replacement. Our professional siding replacement and exterior painting services help restore the appearance of the property, improve curb appeal, and create a longer-lasting exterior paint finish for residential homes, HOA communities, multi-family properties, and commercial buildings throughout the Denver Metro area.

Chimney Siding and Trim Replacement

Chimney siding and trim replacement is a common exterior repair service throughout Colorado due to the constant expansion and contraction caused by extreme temperature changes between hot days and cold nights. These repeated temperature fluctuations can cause chimney siding, trim, fascia, and exterior wood components to crack, separate, warp, and allow moisture intrusion over time. Because chimneys are highly exposed to sun, snow, wind, and rain, they are especially vulnerable to peeling paint, rotten wood, failing caulking, and deteriorating exterior siding. At Tri-Plex Painting, we inspect chimney siding and trim for signs of water damage, wood rot, swelling, and failing exterior paint conditions before recommending repairs or replacement. Our professional siding replacement and exterior painting services help protect the structure, improve curb appeal, and create a longer-lasting exterior finish for residential homes, HOA communities, multi-family properties, and commercial buildings throughout the Denver Metro area.

Cedar Siding vs. Masonite Siding: When Is Replacement Necessary?

Cedar siding and Masonite siding are two exterior materials commonly found on older homes throughout Denver, Littleton, Highlands Ranch, Lakewood, and the surrounding Metro area. Both can provide an attractive exterior when properly maintained, but they deteriorate differently, and understanding those differences can help homeowners and HOA communities decide when siding replacement is necessary.

Masonite siding is an engineered hardboard product manufactured from compressed wood fibers and resins. Unlike solid wood, it is more comparable to a dense, pressed fiberboard material. Masonite was commonly used as a more affordable alternative to traditional wood siding, particularly on homes built during the 1980s and 1990s. Although it can perform well when properly sealed and maintained, prolonged moisture exposure can cause the siding to swell, soften, separate, or deteriorate along the bottom edges and joints. Once Masonite siding begins expanding or breaking down, scraping, sanding, and repainting generally won't restore the damaged material.

Cedar siding, on the other hand, is a natural wood product known for its appearance and natural resistance to decay. It is typically more expensive to purchase and replace than traditional hardboard siding. However, cedar isn't immune to Colorado's weather. Years of intense sunlight, moisture, snow, and temperature changes can cause cedar boards to dry out, split, crack, cup, or develop peeling paint and stain. Older cedar siding may also become brittle, making extensive scraping and preparation difficult without causing additional damage.

At Tri-Plex Painting, we frequently encounter both materials during residential exterior painting and HOA siding replacement walkthroughs. We inspect the existing siding for moisture damage, swelling, cracking, wood rot, insect or animal damage, and areas where the existing paint or stain is failing. If the material is still sound, proper scraping, sanding, priming, and repainting may be all that's necessary. When boards are severely swollen, soft, splitting, or deteriorated, replacing the affected sections is often the better long-term solution.

We also understand that siding replacement costs can add up quickly, especially on larger homes and multi-family properties. Rather than recommending complete siding replacement when only a few areas are damaged, we evaluate whether individual boards or sections can be replaced with compatible materials. Depending on the existing siding profile and availability, replacement options may include cedar, engineered wood, or other suitable exterior siding products.

Our goal is to help homeowners, HOA boards, and property managers make informed decisions about exterior siding repairs and replacement before investing in a new paint job. Properly identifying damaged Masonite or cedar siding can help prevent unnecessary preparation costs and provide a better foundation for a durable exterior finish.

Tri-Plex Painting provides cedar siding replacement, Masonite siding repair and replacement, exterior trim replacement, fascia and soffit repairs, and professional exterior painting throughout the Denver Metro area.

James Hardie Siding and Shake Siding Repairs & Replacement

James Hardie siding and shake siding are commonly found on residential homes, townhomes, and HOA communities throughout Denver, Littleton, Highlands Ranch, Centennial, Lakewood, and the surrounding Metro area. While these materials can provide an attractive and durable exterior, individual boards and sections can still become damaged over time and require replacement before exterior painting.

James Hardie siding, also known as Hardie Board, is a fiber cement siding product designed to resist moisture damage, insects, and wood rot. Unlike traditional wood or Masonite siding, fiber cement does not absorb moisture and deteriorate in the same way. However, individual boards can still crack, chip, break, or become loose due to impact damage, improper installation, building movement, or other exterior conditions.

At Tri-Plex Painting, we specialize in smaller James Hardie siding repairs and replacement rather than complete home siding installations. During our exterior painting walkthroughs, we identify damaged or broken fiber cement boards and determine whether individual pieces or small sections can be replaced before painting begins. This allows homeowners and HOA communities to address isolated siding damage without unnecessarily replacing large areas of otherwise sound material.

Shake siding is another exterior material we frequently encounter, particularly on gables, dormers, upper elevations, and decorative sections of homes and multi-family buildings. Traditional cedar shakes can become brittle, crack, split, curl, or deteriorate after years of exposure to Colorado's intense sunlight, snow, and changing temperatures. Fiber cement shake products, including James Hardie HardieShingle, provide a similar textured appearance but can still require occasional repairs due to physical damage or installation issues.

When evaluating damaged shake siding, we look at the condition of the individual pieces, surrounding materials, existing paint or stain, and whether localized replacement is practical. In many cases, a few deteriorated shakes or siding boards can be replaced while leaving the remaining exterior intact. We also consider the existing siding profile, thickness, texture, and material availability to achieve the closest reasonable match.

Not every cracked or weathered area requires replacement. If the siding remains sound, proper preparation, minor repairs, priming, and repainting may be sufficient. However, broken fiber cement boards, severely deteriorated cedar shakes, or loose siding that cannot be properly secured should be addressed before applying new paint.

For HOA and multi-family painting projects, Tri-Plex Painting works with property managers and board members to identify isolated siding repairs during the initial walkthrough. Our team can coordinate smaller James Hardie siding replacements, individual cedar shake repairs, fascia and soffit replacement, and other minor exterior carpentry work as part of the overall painting project.

While we do not perform complete James Hardie siding installations or full-home fiber cement siding replacements, we can often help with individual damaged boards and smaller replacement areas when the work falls within our carpentry capabilities.
